This project converted a warehouse into Class-A office space.

Turning a dark tilt-wall, 76,800-sq-ft warehouse with 25-ft ceilings into Class A office space for Ultra Electronics of Austin, Texas, challenged the Austin, Texas, office of SpawMaxwell, a Balfour Beatty company.

Completed in September 2010 in 13 weeks—19 days ahead of an already compressed schedule—the tenant finish-out required coordination of multiple simultaneous work faces and the need for 32 motorized man lifts to complete roof deck work.

And because Ultra Electronics has defense contracts, SpawMaxwell's scope included production of two secure areas requiring federal inspections.
