Texas Firms Join Forces for $336M Navy Project

Hampton Roads PPV LLC, a joint venture between Hunt Development Group of El Paso, American Campus Communities of Austin and the Department of the Navy, officially closed financing and commenced construction on the Hampton Roads Unaccompanied Housing Privatization at Camp Allen and Camp Elmore in Norfolk, Va., and at a five-acre site located in the city of Newport News, Va. Hampton Roads PPV, LLC will finance, develop, own and operate the facilities for a 50-year period.

The Hampton Roads development has initial project costs of approximately $336 million and will feature a mix of 2,366 new beds in manor-style residences and a mid-rise apartment building with clubhouses and recreational amenities. Also included in the project is the renovation and management of 1,313 existing beds at the Naval Base. The entire development is estimated to be completed in the first quarter of 2010.

Hunt is providing development services and ACC is providing development consulting and property management services. Hunt affiliate Hunt Building Co. is providing construction management and design-build services.


Cadence McShane Building Two LEED-Certified Industrial Projects

Houston-based Liberty Property Trust selected Cadence McShane Corp.’s Houston office as design/builder of the new 613,335-sq-ft Fallbrook Building No. 1 industrial distribution facility.

The project is being designed and constructed to meet LEED-CS (Core and Shell Development) certification requirements as defined by the U.S. Green Building Council. Fallbrook Building No. 1 would be the second LEED registered facility under way by Liberty Property Trust and general contractor Cadence McShane in the Houston area.

The 64,000-sq-ft Central Green Building 9 is expected to meet LEED Silver certification when completed this month.

The new 63,600-sq-ft industrial facility will be constructed to meet the LEED-CS (Core and Shell Development) certification parameters. The new industrial facility is located at 16680 Central Green Boulevard within Liberty Property Trust’s Central Green Business Park in Houston.

Cadence McShane will construct the LEED-CS certified industrial warehouse with a tiltwall panel exterior that will feature a 24-ft clear height, 22 exterior truck docks, parking for 133 vehicles and divisibility that could accommodate up to three tenants. The facility is located just minutes from the George Bush Intercontinental Airport and within close proximity to the Hardy Toll Road and IH-45. The design/build team of Cadence McShane and project architect, Seeberger + Associates LP of Houston, will provide completion of the facility this month.

Fallbrook Building No. 1 will be a single- or multi-tenant speculative industrial facility. It will be situated on a 38-acre site located at 8103 Fallbrook Drive at the intersection of Fairbanks-North Houston and Fallbrook Drive in Houston.

Cadence McShane will construct the distribution center with a tiltwall panel exterior featuring a 32-ft clear height, 130 exterior truck docks, generous trailer parking for 213 vehicles and additional parking for 210 automobiles. The facility has been designed to offer divisibility up to four tenants with convenient and direct access to Beltway 8 and Highways 290 and 249.

Munson Kennedy Partnership of Houston has been selected to provide the architectural services for the project that will be completed in early summer.


DeSoto Town Center Private-Public Project Starts Construction

Construction recently started on the private-public partnership between the city of DeSoto and Dallas-based Trammell Crow/CBRE High Street Residential for the development of a mixed-use project on acreage located in front of the city’s Town Center.

The land at 211 E. Pleasant Run Road on the corner of Hampton and Pleasant Run Roads in DeSoto was a mostly vacant strip mall.

The private-public partnership will involve the construction of an upscale mixed-use development at DeSoto Town Center. The project features more than 35,000 sq ft of retail and office space, 135 one- and two-bedroom residential units and a 360-space parking garage.

The DeSoto Town Center project is the first of three catalyst projects designed to revitalize Hampton Road. It was the result of a study by RTKL consultants in 2005. The initial price tag for the first phase of the project will be $26.5 million.

RTLK proposed three initial projects for Hampton Road. The first is at the corner of Hampton and Pleasant Run in what is now the parking lot of Town Center. The second project is called Central Park and involves using existing open space in the area of Heath Creek and Spinner Road along Hampton for a public park with infill town homes.

The third plan is called Belt Line Village and would be located at the corner of Hampton and Belt Line Roads. This corner has historic significance since it is the area where the first residents of DeSoto settled. Belt Line Village would contain restaurants, retail, neighborhood services and diverse housing. RTKL suggested these projects as a catalyst to spur development all along Hampton Road. The purpose is to create a sense of place and give DeSoto an identity and a plan for achieving these goals.

The project is scheduled to be complete by February 2009.


Opus West Breaks Ground on Nearly Half-Million SF Project

Opus West Corp. of Houston broke ground recently on Energy Crossing I & II project, which will consist of two six-story, Class A office buildings on 16.9 acres of land at IH-10 and SH 6 in Houston’s Energy Corridor. The first phase of the project is scheduled for completion in the fourth quarter.

The buildings were designed by Opus Architects & Engineers. Each building will offer approximately 240,000 sq ft of space. The space is designed to provide amenities and layout for energy-related firms that support the Houston energy industry.


Speed Fab-Crete Builds Two New Rockwall Fire Stations

The city of Rockwall recently selected Fort Worth-based Speed Fab-Crete as the design builder of two new fire stations. It is the first time in Rockwall’s history that the city council has accepted a design-build contract for construction of new facilities.

The Rockwall contract provides for using the same floor plan in construction of both buildings. The fire stations will be located at opposite ends of the city limits in the north and southeast areas of Rockwall.

Each station will include six equipment bays, male and female sleeping quarters, dayroom, weight room, kitchen, dining room, a shop and storage room for firefighter’s gear.


Luxury Apartment Complex in Houston Slated for Summer 2009 Finish

Dallas-based multi-family development company ZOM Inc. has selected Cadence McShane Corp. of Houston to build Le Maison on Revere residential complex in Houston.

The new 423-unit apartment complex will be constructed on a 5.8-acre site and comprise of adjoining four-story and five-story apartment buildings with an integrated six-level parking structure. Dallas-based RTKL Associates Inc. is providing the architectural services for the project. The 447,764-sq-ft project is slated for a summer 2009 completion.


Pearland Elementary School Completed by Cadence McShane

Cadence McShane Corp. has completed the Alvin Independent School District’s new 94,000-sq-ft Laura Ingalls Wilder Elementary School in Pearland.

The recently completed single-story educational facility was constructed of a brick masonry exterior with generous window lines maximizing natural light into the interior spaces. The new educational facility includes 50 classrooms, a competition gymnasium, school library, music facilities, cafeteria and kitchen. The school features a computer classroom, teacher workrooms, science rooms, administration area and teacher training rooms.

Cadence McShane completed the site work throughout the 11.67-acre school grounds that included comprehensive landscaping and parking for 141 vehicles.

SHW Group LLP of Houston provided the architectural services for the elementary school project.


Austin Architect to Design Waco’s Goodwill Industries Location

The Heart of Texas Goodwill Industries selected Austin-based architectural firm Susman Tisdale Gayle to provide full architectural and interior design services for a new, 60,000-sq-ft-facility in Waco.

The new facility, to be located at the intersection of New Road and Bagby in west Waco, is expected to provide for the relocation of administrative offices, currently on Waco Drive, as well as a store, distribution center and training facility.

Th e project is scheduled for completion by the end of the year.
