Residential Towers Planned in Sugar Land

Threshold Interests One announced that it will begin construction on two major residential projects that will introduce Sugar Land to luxury high-rise living.

Threshold Interests to Build Sugar Land's First Residential Towers

Preconstruction sales have begun on Lake Pointe Vista, a new luxury mid-rise residential project in Lake Pointe Town Center, a 190-acre urban-style village that will be located west of Houston at the intersection of State Highway 6 and U.S. 59 in First Colony. Threshold Interests One LP of Houston is also planning to develop a 10-story luxury tower, the Tower Lofts, located in Sugar Land Town Square.

Lake Pointe Vista will be located in the heart of an emerging town center in First Colony called Lake Pointe Town Center. The development will integrate one million sq. ft. of office space and more than 200,000 sq. ft. of retail space featuring a boardwalk and trail system that will connect residences to restaurants, retail shopping and a fitness center.

Lake Pointe Vista architectural features will include 11- to 13-ft. finished ceiling heights with floor-to-ceiling windows, wraparound terraces and high-end fixtures. Homeowners can customize floor plans by combining units to create larger residences. The one-bedroom to three-bedroom units will range in size from 1,300 to 2,400 sq. ft. with a starting price tag in the $200,000's.

Tower Lofts at Town Square is planned as a 10-story building of approximately 50 loft-style units with individual unit sizes of 700 to 1,300 sq. ft.

Construction on both projects, designed by Zeigler Cooper Architects of Houston, is scheduled to begin this summer, with first units available in summer of 2006.


New Arena Development Planned for Austin Suburb

Global Entertainment Corp. recently announced it has been awarded a new multipurpose event center development project following a vote by residents of Cedar Park approving a $30.8 million bond issue to build a multipurpose event center.

The facility will be a partnership between the city of Cedar Park and Global Entertainment Corp., parent company of International Coliseums Co., which will oversee final design and construction of the venue that is expected to seat approximately 6,000 for ice hockey and more than 7,000 for events such as concerts, trade shows and other civic functions.

The new arena, expected to be ready for the 2006 hockey season, will be home to the Austin Ice Bats, the Austin-based Central Hockey League franchise.


Cadence McShane Completes Juvenile Justice Center Expansion

Cadence McShane Corp. recently announced the completion of an expansion and renovation project for the Henry Wade Juvenile Justice Center on behalf of the Dallas County Commissioners Court. More than 118,000 sq. ft. of new construction and renovation work was completed at the facility including a new three-story housing and support complex.

The expansion doubles juvenile inmate capacity and provides expanded areas for additional training and support services. The new housing unit accommodates 96 single occupancy cells on floors two and three with supporting functions such as administration, counseling, medical and educational facilities located on the first floor. The courts and services building was expanded to provide larger visitation and courts functions as well as staff office and conference facilities.

Cadence McShane also completed linking corridors connecting the new structures to the existing buildings and upgraded the central operations plant to accommodate the required higher capacity to support the complex.

Dallas-based HKS Inc. provided architectural services for the project.


E.E. Reed Breaks Ground on Kelsey-Seybold Med Center

E. E. Reed Construction L.P. of Houston recently broke ground on the Kelsey-Seybold Fort Bend Medical and Diagnostic Center in Sugar Land. The three-story, 80,000-sq.-ft. medical office building was designed by the local architectural firm of Kirksey. The project is scheduled for completion in July.


Simon Eyes Second Georgetown Project

Simon Property Group Inc. announced recently that it has formed a joint venture with the Bettie Wolf family of Georgetown, an Austin suburb, to begin work on Wolf Lakes, a second retail development that will follow the Wolf Ranch development, which is scheduled to open in July.

Wolf Lakes will occupy approximately 145 acres on the northwest corner of State Highway 29 and Interstate 35. Preliminary plans call for a mixed-use development to include retail, entertainment, restaurants and possibly residential and office uses. The site is part of a long-term land use plan for the city of Georgetown.
