VOA, Walton Complete Terminal

The Orlando office of VOA Associates Inc. provided design-build services for the new $3.17 million Passenger Terminal Building, Naval Air Station, Joint Reserve Base in Fort Worth. VOA is designer of record with Walton Construction of Dallas serving as contractor and design-build partner.

The recently completed, single-story, 10,420-sq.-ft. facility provides ground floor terminal for arrivals and departures, offices, bag storage and building support spaces. It is designed with the intent to provide an "aesthetically pleasing welcoming sequence for all arriving passengers to the Fort Worth Naval Air Station."

The lobby/terminal area includes seating for 120 passengers, departure with secure sterile area and arrival area, check-in counter and baggage screening, vending and display areas and ADA public restrooms.

The building complies with new Department of Defense anti-terrorism / force protection standards. Additional components involve space for the arresting gear maintenance shop and ground electronics repair shop, to include test benches for air- traffic-control communication, light controls and radar-systems repair. VOA's services involved relocation of the C-12 Operations Group and a 1,250-sq.-ft. addition to Hangar 1405.

Gilbane to Develop HQ for TxDOT

Gilbane Development Co, has entered into an agreement with TxDOT to develop and leaseback a new headquarters building and renovate several existing facilities in the Houston area.

The new 130,000-sq.-ft. headquarters building will be developed on a 16-acre site in western Houston along the IH-10 corridor. The building will house TxDOT's Houston District Headquarters operations. The building consists of five stories and is capped by a contemporary slopped roof design, which invokes movement through its airfoil shape. Gilbane will also construct a new 14,000-sq.-ft. stand-alone laboratory and 575-vehicle parking garage on the same site.

As part of the overall leaseback, renovations will be made to an existing five-story TxDOT building that will become a new traffic signal shop and warehouse. Renovations will also be done to an existing TxDOT laboratory.

Robert V. Gilbane, president of Gilbane Development, said Gilbane's involvement in the project allowed the team to expedite the project and shorten its schedule. >> Having Gilbane develop the facilities under a leaseback structure preserves TxDOT's capital for use on roads, bridges and other transportation projects, he added. Gilbane Building Co. will manage construction of the facilities.

Lakewood Church Opens

The renovation project that has transformed Houston's Compaq Center into a new home for Lakewood Church was recently completed and the facility opened to the public. The grand opening weekend took place in late July, and the new building was warmly received by capacity crowds that attended the three services that weekend.

"Together with Lakewood, we have brought new life to a Houston landmark," said Lorrie Foreman, vice president of Houston-based Irvine Team and the senior project manager over the renovation. "This was truly a unique undertaking that required a complete overhaul of the entire facility. It was a challenging process, and the entire team came together to ensure the success of the project on time and on budget."

Irvine Team managed the 1.5 million man-hour, 30-month design and construction project that turned the former 400,000 sq.-ft. home of the Houston Rockets into a 600,000 sq.-ft. state-of-the-art-facility for world-renowned Lakewood Church. Irvine Team's proprietary design and construction strategy allowed for the history-making development of an expanded facility encompassing a 16,000-seat sanctuary, a best-in-class art-media center to support Lakewood's television ministry, classroom and support spaces for Lakewood's 5,000-strong Children's Ministry, a book store, food service facilities and a multi-million-dollar central plant to cool and heat the facilities.

To facilitate the renovation, Irvine Team managed a team of 50 contractors and consultants, including general contractor Tellepsen Buidlers, design architect Studio Red Architects and architect of record Morris Architects all of Houston.

"Irvine Team's approach is to bring the best possible project participants together and create an owner-centric environment that allows each of them to excel in their own particular area of expertise," said Dennis Irvine, president and CEO of Irvine Team. "We brought together some of the top specialists in the country to help Lakewood Church realize their vision." Notable specialists included Wacky World Studios, a Florida-based company that has worked with such projects as the ET ride at Universal Studios, the Rainforest Café and Busch Gardens in Tampa, which was responsible for the artwork in the children's area.
