Flour Selects Las Colinas Site
Koll Development Co., one of America's leading commercial real estate firms, headquartered in Dallas, has been selected to develop a new build-to-suit corporate headquarters for Fluor Corp. The project will be constructed on a 26-acre property in Las Colinas on Las Colinas Boulevard just north of Royal Lane and the Citigroup complex.

The 120,000 sq.-ft. corporate campus facility, slated for completion in April, will feature a three-story, dual-wing office building and amenities including an auditorium, cafeteria, fitness center and covered parking garage.

$50M to Spur Biotech Industry
Gov. Rick Perry recently announced a $50 million Texas Enterprise Fund grant to help create the Texas Institute for Genomic Medicine, a pioneering research institution that will help make Texas an international focal point for medical research and foster job growth in the life science industry.
The funds are being awarded to Lexicon Genetics and the Texas A&M University System, which are forming the non-profit TIGM.
Lexicon will use $35 million of the Enterprise Fund grant to create two copies of its mouse-cell-line library and provide them to TIGM. One will be housed at the Texas A&M University System Health Science Center's Institute of Biosciences and Technology in Houston and another at a new facility to be built in College Station at Texas A&M University. The A&M System will use the remaining $15 million to build the new facilities in College Station and remodel IBT facilities; Texas A&M will also manage the daily operations of the Institute.
The $50 million grant matches the largest amount Texas has ever awarded from the Texas Enterprise Fund for a single project. As part of the grant, over the next decade TIGM will create 5,000 new jobs in Texas with an average salary of $60,000.
Solana Site Selected for First American Campus
Solana, a 900-acre master-planned development, has been selected as the site for the new 615,000-sq.-ft. headquarters of First American Real Estate Information Services Inc., a subsidiary of California-based The First American Corp. The transaction signifies North Texas' largest lease of existing real estate in the last 10 years.
The 900-acre site in Southlake, situated northwest of Dallas/Fort Worth International Airport, is being constructed in phases as a mixed-use development of low-rise office buildings. Solana features a hotel, retail establishments, restaurants, day care, a 40,000-sq.-ft. work out facility and a single-family residential community.
Fortune 500 companies at Solana include IBM, Lucent, McKesson Corp, Pfizer, Sabre, Verizon Wireless and Wells Fargo. More than 2.5 million sq. ft. of office space has been constructed, with land to accommodate approximately 4.5 million sq. ft. of future development.
The move to Solana will consolidate four Dallas-area offices. The transition is scheduled to occur in phases, with the first phase of relocation beginning in the first quarter of 2006 and the final phase in September 2006.
First American's campus will consist of four main buildings that will be interconnected with a glass-enclosed sky bridge, an adjacent executive office, dining and client conference center and a stand-alone data center. The buildings are surrounded by abundant landscaping and water features. Shuttle buses that run every 15 minutes provide transportation within the office park. In addition, there are more than two mi. of walking and hiking trails that neighbor the campus.
